The Oval Tower in the Amsterdam Zuidoost business center has been in use for 10 years and is at a special location. To optimize the letting potential the owner, DEKA Immobilien GmbH from Frankfurt, decided to undertake a major renovation. The building was made ‘sustainable’ and more suitable for the ‘New Way of Working’.
Working in collaboration with DTZ, bbn advised DEKA and guided the renovation of this prominent office building in Amsterdam. In addition to making it sustainable and more suitable for the New Way of Working, the themes were to make it more suitable for multi tenants and to improve the entrance. Due to the international nature of the building, the owner and the tenants the sustainability target was LEED Gold. LEED is similar to BREEAM. The building is one of the first existing office buildings in the Netherlands with the LEED Gold label. The tenants are also encouraged to obtain LEED certification for their fit-out package.
In anticipation of the departure of the sitting tenant a study was conducted into which renovation package could achieve the best result as regards letting potential, future value and operating costs. When Deutsche Bank presented itself as the first new tenant the plan could be worked out immediately with a lot of drive with the client and the design team. bbn managed the design and renovation process and provided the construction cost management. The permits and the tenders were also arranged and the planning and quality were monitored. During the renovation phase the installation and user packages were implemented and bbn undertook the operational management and supervision. The building is 95 meters high and has 24 levels, with a large parking garage underneath it. The new entrance was created on the ArenA-boulevard, within the line of sight of the ArenA Bijlmer station. The Nieuw Amsterdam office building is located on the other side of the station.
