Sustainable transformation of ‘Nieuw Amsterdam’

‘Nieuw Amsterdam’ is being transformed at the same time as the development and construction of the Amsterdam Zuidoost business district. The still iconic ‘Nieuw Amsterdam’ will be undergoing a functional transformation that will match the current needs in Zuidoost.

This existing office building extends to around 40,000 m². De Architekten Cie. have produced a blueprint design. The redevelopment of this existing office complex now includes hospitality and retail on the ground floor. An extra story will be created on the entire building, as a result of which the total office m² will remain the same as the current m² of office space. The public area is an important point of attention for the redevelopment. Working in close collaboration with the municipality, the façade of the ground floor has been developed in relation to the design of the public area.
The revitalization improves the quality of the building both functionally and aesthetically as well as its sustainability. The BREEAM methodology was applied in order to obtain an objective measurement of the building’s sustainability. The score achieved is 3 stars, or VERY GOOD. One of the most important improvements to the building is the large-scale renovation of the façade. This has made the façade energetically better, more transparent and it allows more daylight to enter the building. The interior climate and ventilation have also been improved considerably and individual controls have been used. Energy consumption has been reduced by using collective district heating and cooling because sustainable sources of heating and cooling are being utilized. Finally, the ecology has been promoted in various ways, including by the creation of a green indoor garden.
The various development variants have been analyzed for construction in respect of quality, time, organization and costs. bbn is involved in the area of project and construction cost management and is providing the operational management and supervision. In addition, bbn also provided the client with advice relating to BREEAM.
